The Marian Group is committed to projects that focus on people, neighborhoods and community. Part of this commitment is realized through our development of affordable housing. We choose projects with careful consideration of the quality of life for people involved through thoughtful selection and developments that strengthen and revitalize neighborhoods, benefiting the larger community. We have successfully implemented the structuring and development of multiple financing strategies including 4% Acquisition and Bond financing, 9% Low Income Housing Tax Credits, State and Federal Historic Tax Credits, the Federal home Loan Bank's Affordable Housing Program grant and advance funding, Kentucky Housing Corporation's AHTF and SMAL funding, HOME, CDBG, LEAD, Risk Sharing, Mixed Finance, Section 221(d)(4) Sub-Rehab, ARRA Exchange Funds, Project Based Section 8, and Mod Rehab. We have leveraged private fundraising, grants or donation along with private construction and permanent lending to meet overall development goals. To date, we have developed 994 affordable housing units, managing combined budgets of over $127M.

The Marian Group specializes in being sensitive to the needs of our partners - nonprofits, local municipalities, or housing authorities - so these partners can focus on their missions. As part of our development services, our asset and property management oversight extends to all of our projects. Of our seventeen affordable housing developments eight involved nonprofit partners. Our goal is to lend our expertise to the housing component of the development so our nonprofit partners can deliver their program services without worry. From our involvement with the Kentucky Housing Corporation's Recovery Kentucky initiative to helping Kentuckians recover from substance abuse, to our partnership with Family Scholar House in developing affordable housing devoted to ending the cycle of poverty and transforming its community through empowerment of familyhood and the accomplishment of youth in education and their achievement of life-long self-sufficiency. The Marian Group believes in providing not just housing but homes that are filled with hope and opportunities.
