Jacob L Brown
Founder & Principal

Jake Brown has been involved in the real estate development and general construction industry from a very young age. Since founding The Marian Group and its associated companies, he has actively led over $200 million of development, management and construction work.

Projects he has led have amassed 13 awards for excellence, while Marian has developed an outstanding reputation for honesty, leadership, non-profit involvement, and outsized returns to investors, stakeholders, clients and the community.

Early in his career, Mr. Brown was Project Manager and General Superintendent for Cardinal Industrial Services, providing industrial and commercial hazardous environmental cleanup to clients like Dow Chemical, Rohm and Haas, DuPont Chemical, PNC Bank and Humana.

An experienced developer with a passion for repurposing and repositioning historic, bank owned, foreclosed or stalled real estate assets, Mr. Brown is knowledgeable in the structuring and implementation of multiple financing strategies including bank, private equity, taxable and non-taxable bond issuance, Low Income Housing Tax Credits, Historic Tax Credits, AHP grants, AHTF and SMAL funds.

Justin Brown

Justin joined The Marian Group in 2012. He is primarily responsible for developing and implementing Marian’s growth strategy, new business and project development, and spearheading the company’s financing and fundraising needs. Additionally, Justin leads the company’s advisory and brokerage business and is a licensed real estate broker.

Prior to joining Marian, Justin was an Associate with J.P. Morgan’s Investment Banking Division where he worked with industrial conglomerate, airliner, auto, and “clean tech” clients. Before that, he spent three years with Bank of America’s Debt Products Group underwriting senior and mezzanine debt for $5M+ real estate projects.

He did his undergraduate work at the University of South Carolina and received his MBA from Georgetown University in Washington, DC where he also worked with American Capital Strategies on turning around a lifestyle-products portfolio company.

Kimberly Stephenson
Vice President - Development

Kimberly Stephenson is MDG’s Vice President of Development and actively leads the global development process for all of the company’s projects. With MDG since 2006, Kimberly and her team are responsible for project due diligence, coordination of project financial partners and key personnel, and the operations of all of MDG’s affordable housing activities. 


Her time with the company has seen her manage and coordinate over $100 million in various project funds while her deal leadership has been invaluable to MDG’s growth. Kimberly has over 16-years of experience in the affordable housing industry including the utilization of Low Income Housing Tax Credits, Historic Tax Credits and a variety of soft financing sources such as FHLB’s Affordable Housing Program, HUD Mixed Finance, CDGB and HOME Funds.


Prior to joining MDG, Kimberly worked in banking with Fifth Third Bank and Neighborhood Development Corporation; the oldest nonprofit housing developer in Louisville. She is actively involved in the development and preservation community in Louisville and is a fully certified Housing Credit Certified Specialist.  Kimberly graduated from the University of Louisville in 1999 with a degree in political science.

Mike Lutke
Vice President - Construction

Mike Lutke serves The Marian Group as Vice President of Construction, and is responsible for leading the general contracting, design and construction management arm of Marian. Mike has over 17 years of experience in the industry, having spent time in every role within the field—from laborer to business development. Mike has been in a leadership position on over $100 million of construction projects —from single-family home construction and retail tenant outfitting to the construction of medical office complexes, large multifamily projects and historic rehab and reuse projects.

Mike’s prior experience includes four years with Bosse-Mattingly Constructors, a large, diversified construction firm in Louisville, Kentucky, as a General Superintendent and Project Leader. In addition to serving as a Superintendent with Marian Construction (formerly L&J Constructors) prior to his current role, he gained broad experience with a number of different firms in the Louisville area.

Scarlet Rappl
Project Manager - Development

As a member of the Development team, Scarlet provides project support for all phases of the deal cycle, from initial application through construction completion.  Scarlet also collaborates with property management on the asset management function, monitoring compliance and ongoing operations for the stabilized portfolio.  

Prior to joining Marian in 2015, Scarlet spent nearly 8 years at PNC Real Estate, holding positions in both the compliance and workout departments of their LIHTC syndication segment.  Before PNC, Scarlet worked in retail banking at Bank of America and Pacific Continental Bank.  Scarlet graduated with Honors from the University of Oregon in 2005 with a degree in Psychology.

James Duffy
Development Associate

James Duffy joined The Marian Group in 2016 as a Development Associate. He is primarily responsible for project development of multi-family affordable housing.

Prior to joining Marian, James was an accountant and project manager with Oracle Design Group, Inc. where he managed development and construction services of multi-family and single family affordable housing. Before that, he worked in public accounting with experience in audit and tax covering a wide range of industries including equine, natural resources, education, grants and special programs, healthcare, and manufacturing.

James completed his undergraduate work at the University of Kentucky, receiving bachelors’ degrees in Accounting and History.

Katie Smith
Director of Operations

Katie has been with Marian since 2006 while she was still at the University of Louisville working on her undergraduate in Sociology.  She has grown from a part-time Office Assistant to the full-time Office Manager and now as the Director of Operations/HR Manager.  Katie is responsible for the financial and fiscal management of company operations through providing leadership and coordination in the administrative, business planning, and budgeting efforts of the company. 

In her spare time, you can find Katie working out and enjoying time on the lake with her husband, family and friends.

Bobbie Osborn
Office Manager

Bobbie joined The Marian Group in 2014 as our Construction Office Manager. Bobbie is responsible for coordinating, planning and the day-to-day administrative management aspect of our Construction and Residential Home buisiness. Bobbie is an accomplished admistrative professional with many years of experience in the construction and construction-related industry. Bobbie received an MBA from Park University and did her undergraduate work in Human Resources.

When she isn't working she enjoys traveling with her husband and daughter.

John Haley
Associate - Design & Drafting

John joined The Marian Group in 2015 after graduting from University of Louisville with a bachelors in Communications and a bachelors in Interior Design. John helps maintain Marian's in-house drafting responsibiliites for our many ongoing projects. He also makes use of his design talent by coordinating and developing in house design related problems. John is well exposed with many software applications and enjoys opoprtunites to develop concetual work.

On his free time, John enjoys photography, painting and hiking with his aussie/lab dog.
